Welcome to Chuguhomes LLC. These Terms and Conditions govern your use of our website www.chuguhomes.com and the rental and leasing of residential properties we offer.
By using our Website and Services, you agree to these Terms. If you do not agree, please refrain from using our Website or booking any of our properties.
1. Services Provided
Chuguhomes LLC provides short-term, mid-term, and long-term residential rental accommodations. Rental periods may be less than a month, a full month, or multiple months, depending on availability and agreement.
All Services are provided in accordance with applicable laws and housing regulations in Louisville, Kentucky, and the Commonwealth of Kentucky.
2. Booking and Payments

All bookings require payment as outlined during the reservation process.

A reservation is not confirmed until full payment or the required deposit is received.

Payment methods accepted include major credit/debit cards and electronic transfers.

Final payments must be completed before check-in unless otherwise agreed in writing.
3. Cancellations and Refunds

Cancellations made 14 days or more prior to check-in are eligible for a full refund.

Cancellations made within 14 days of check-in may forfeit the deposit or a percentage of the total booking fee, depending on circumstances.

Early departures are not eligible for a refund unless otherwise stated in writing.

Refunds (if applicable) will be processed within 7-10 business days.
4. Tenant Responsibilities
By renting a Property, you agree to:

Occupy the Property solely for residential purposes.

Limit occupancy to the number of guests disclosed at booking.

Maintain the Property in a clean, undamaged condition.

Refrain from smoking inside the Property. Smoking is strictly prohibited.

Only bring pets with prior written consent; a pet fee may apply.

Comply with all local laws, building rules, and community ordinances applicable in Louisville, KY.
Failure to comply may result in immediate termination of the rental agreement and forfeiture of payments.
5. Security Deposit

A refundable security deposit may be required prior to check-in.

The deposit will be refunded within 14 business days after check-out, less any charges for:

Property damage

Excessive cleaning

Missing items

Itemized deductions, if any, will be provided in writing.
6. Use of Website
You agree not to:

Use the Website for unlawful purposes.

Copy, duplicate, or exploit any content without written permission.

Engage in unauthorized access or disruption of the Website’s functionality.
7. Limitation of Liability
Chuguhomes LLC shall not be liable for:

Injury, loss, or damages incurred during your stay.

Theft, loss, or damage to your personal belongings.

Interruptions or failures beyond our control (e.g., utilities, services, or third-party vendors).
Your use of the Property and Services is at your sole risk.
8. Indemnification
You agree to defend, indemnify, and hold harmless Chuguhomes LLC, its owners, employees, and agents from any claims, liabilities, or damages resulting from your use of the Services or violation of these Terms.
9. Force Majeure
Chuguhomes LLC shall not be held liable for any delay, cancellation, or failure in performance due to causes beyond our reasonable control, including but not limited to: acts of God, weather events, pandemics, public health emergencies, governmental orders, natural disasters, strikes, war, or interruptions of essential services (electricity, water, internet).
In such events, Chuguhomes LLC reserves the right to cancel reservations or amend the Services without liability, and refunds will be addressed case-by-case based on the circumstances.
10. Modifications to Services and Pricing
Chuguhomes LLC reserves the right to modify, suspend, or discontinue any aspect of the Services or Website without prior notice.
Rates and availability are subject to change but will not affect already confirmed reservations unless otherwise specified.
11. Governing Law
These Terms are governed by the laws of the State of Kentucky, particularly those applicable in Jefferson County and Louisville, Kentucky.
Any disputes shall be resolved in the courts located within Louisville, Kentucky, unless otherwise mutually agreed.
12. Lease Agreement
Upon completing your booking, or after you have inquired about booking the home you will receive a Lease Agreement via email.

This Lease Agreement must be reviewed and signed prior to check in

Failure to complete the lease agreement may result in cancellation of your reservation and our standard cancellation policies will apply

The Lease agreement will outline specific rental terms in compliance with city and state laws.

It will also provide you with a link that contains house rules, instructions, contact list for different, general house information and city recommendations
